The “Certified Staging Consultant” class was developed to assist Realtors® and their clients in marketing their homes effectively.  This is an initial certification for Realtors®.  If higher certification is desired, this class can be credited toward the online “Home Staging Agent” series offered by the Decorating and Staging Academy (DSA).   

NAR Statistics show that when a home is staged it appeals to potential buyers and usually results in less days on market at a higher value sale.  Building good relationships is the key. When Realtors® and stagers work together they provide the homeowner with a fresh perspective and a stronger marketing strategy — resulting in successful sales. Join us to learn more!

Diane has 17 years of staging and redesign experience. Currently promoting her own programs, she is a former master professional trainer for the Decorating & Staging Academy and PRO trainer for RESA.  She is a licensed broker in Florida and Michigan with over 30 years of real estate management, sales and relocation experience. Diane teaches classes in Florida and in Michigan.

Module 1

Know before you go!

Use your skills to evaluate a home to see where staging can make a difference to your homeowner. Explain your point of view effectively; add a sprinkle of past experience along with staging statistics to support your method and approach.

• Prepare for the Introduction.

• Vacant, Occupied and Virtual Staging.

• Know NAR Staging Statistics and MLS Guidelines.

• Determine their Target Market?

• Determine the owner’s needs.

Module 2

Present Critical Marketing Points

Staging is critical today! When home is staged prior to entering the market, it targets a wider audience; if staged after, the market of buyers is reduced and unsatisfied buyers may not return for a second revisit. Your presentation should include how important timing can be to a successful market introduction.

• Speak softly, but carry a big stick.

• Role Play Scripts to build confidence.

• Set Expectations, stay in your lane.

• Discuss the range of staging pricing.

• Handle objections; offer solutions.

Module 3

Implement a Plan of Action

You only have one chance to make a good first impression. Since buyers start shopping on-line, they often already have an emotional attachment to a home; by the time they walk through they should already be in-love with it, increasing the possibility of a sale. Help an owner make the first impression their best one!
